Manhattan’s luxury-home buyers are steadily losing their edge over sellers, as sales activity has rebounded sharply from the severe pandemic-induced slowdown of last year, according to the latest contracts data from Olshan Realty.

The average Manhattan home asking $4 million or more went into contract with an average discount of 8% in the past nine weeks, a significant improvement for sellers from the average 11% discount for the year to date, according to the Olshan report published on Monday. The data also tallied another strong week for the Big Apple’s luxury segment, with 35 luxury homes going into contract in the seven days ending Sunday—for a total of nearly $322 million.
