Zillow Preview listings are now live on Realtor.com, moving a previously announced partnership from plan to product and giving buyers on both portals access to the same participating pre-market listings before those homes formally reach the market.
Zillow and Realtor.com announced the launch Thursday, calling it the largest pre-market syndication effort in U.S. residential real estate. The companies first announced the collaboration in May. WRE News covered that agreement at the time; Thursday’s development is the operational launch.
No special consumer login or brokerage relationship is required to view the participating Preview listings on either portal, according to the companies. The listings are labeled as Preview inventory and receive enhanced placement in search results and saved-home alerts.
A partnership becomes a live distribution channel
The significance is less about another portal feature than about distribution. Zillow says more than 400 brokerage partners are enrolled in Preview, including Keller Williams, RE/MAX, Leading Real Estate Companies of the World, HomeServices of America, Berkshire Hathaway HomeServices, United Real Estate, Engel & Völkers and Side.
By syndicating that inventory to Realtor.com, participating sellers and agents can expose homes to audiences on both platforms during the pre-market period rather than limiting that early visibility to one portal.
“Today we set a new standard for pre-market transparency on Zillow and Realtor.com,” Zillow Chief Product Officer Christopher Roberts said in the joint announcement.
Anna Marie Castiglioni, head of Realtor.com Next, said the companies agreed that an open marketplace serves buyers and sellers better than a closed one.
The numbers come with an important attribution
Zillow says Preview listings receive 18% more views, 9% more shares and 7% more saves than comparable listings during their first 14 days on market. Those figures are company-reported performance data, not an independent industry benchmark.
The companies also cited Comscore data saying Zillow and Realtor.com together reach three-quarters of visitors to major real estate portals. Separately, a Zillow-commissioned Harris Poll found 88% of Americans surveyed said they would be at least somewhat interested in viewing pre-listed homes online if they were buying.
Participating agents can receive direct consumer connections without a charge when a buyer chooses to contact the listing agent through Zillow or Realtor.com. The program also includes a revenue-participation mechanism: Zillow says that when a qualified Preview connection results in a closed transaction through a qualified partner agent, the listing agent may receive a share of revenue earned from that transaction through the brokerage. The companies say that arrangement does not increase consumer or agent costs and that commissions remain negotiable.
Why this launch matters now
Pre-market inventory has become one of the industry’s most consequential competitive questions. Brokerages and portals are taking different approaches to how early-stage listings should be distributed, who should see them and whether broader exposure or controlled networks better serve sellers.
The Zillow-Realtor.com arrangement is an explicit bet on broad portal distribution. It does not settle the wider policy or competition debate, and the performance claims in Thursday’s announcement should be evaluated as company data. But the launch materially increases the scale at which participating pre-market listings can reach consumers.
For agents and brokerages, the practical questions now move from whether the partnership will launch to how much inventory enters Preview, how consumers interact with those homes, whether the program changes listing acquisition strategies and how competing listing networks respond.
