Summary
805title now has statewide California licensing and Arizona title-and-escrow authority, adding to existing Nevada operations. The company has not disclosed new office locations or independent transaction counts.
805title has secured authority to operate in every California county and obtained an Arizona title-and-escrow license, giving the independent settlement company a three-state footprint that also includes Nevada.
The Westlake Village, California-based company announced the expansion October 20. It said its Nevada operation has been active since June 2025. The new approvals broaden where its agents and lender partners can use the company, although licensing does not establish that offices have opened or transactions have closed in every newly authorized market.
California’s statewide approval comes from the California Department of Insurance, according to the company’s statement. 805title said it recently obtained Arizona authority for both title and escrow. The release did not identify the exact issuance dates, provide license numbers or disclose a schedule for additional physical offices. WRE News has not independently inspected the states’ underlying licensing records, so the approval details are attributed to the company.
Chief Executive Sergio Gonzalez founded 805title with Galen Callahan, who is also president and CEO of affiliated 805escrow. The escrow business dates to 2018, while the title company began in 2022. The businesses operate under common ownership and leadership, the announcement said.
The company reported annual growth of more than 20% at 805escrow and more than 30% for the combined businesses since the title operation launched. Those percentages are company-supplied and were not accompanied by audited revenue, transaction counts or a breakdown by state. They should not be treated as independently verified market-share gains.
805title has built two internal technology products, 805close for transaction visibility and TitleKing for sales-team customer relationship management. It describes those systems as supporting its expansion. The company did not provide comparative closing-time data or independently measured error rates.
The development arrives as title agencies seek geographic reach while mortgage rates weigh on purchase and refinance transactions. Additional licensing can help an independent firm retain relationships with agents and lenders who work across state lines, but operations remain subject to each state’s rules, underwriting arrangements and escrow requirements.
The American Land Title Association also reported the expansion October 20. The next meaningful indicators will be new office locations, staffing, underwriter appointments and recorded transaction activity in Arizona and the newly covered California counties.
