A new mixed-use development in South Los Angeles will become the first to feature a Costco big box retail store with apartments.

A groundbreaking ceremony took place on Sept. 18 at the former site of View Park Community Hospital in the Baldwin Village section of the city. Developed by Thrive Living, the new property will be built on a 5-acre parcel and feature 800 rental units in low-rise buildings above the Costco store.

The property will include 184 (23%) set aside for low-income households and the rest designated as workforce and unsubsidized affordable housing, all of which will be eligible for residents with Section 8 vouchers. Amenities will include a gym, a rooftop pool, a full basketball court and two half courts, interior courtyards, community gardens, and climbing and play structures.

Thrive Living first announced the project in January 2013 and said the site was being designed to support families, seniors, and other residents to move laterally from within the community. Thrive and Costco plan to create a local hire and job training program for residents of Baldwin Village and neighboring communities. In all, Costco estimates that up to 400 new local jobs will be created.
