Summary

Kuhn Realty in Pensacola has joined the Sothebys International Realty franchise network.

Kuhn Realty has joined the Sotheby’s International Realty franchise network, giving the Pensacola brokerage a new brand identity and access to the luxury real estate company’s international marketing and referral system.

Under the October 14 announcement, the office will operate as Kuhn Sotheby’s International Realty. Larry Kuhn remains the owner and broker. The company described the transaction as a franchise affiliation, not an acquisition of the local brokerage by Sotheby’s International Realty.

Kuhn founded the business in 2019. The announcement says its 20 agents have completed more than $1 billion in cumulative residential sales volume. That figure is company-reported, covers the firm’s operating history and should not be mistaken for annual production.

The office serves Pensacola, Gulf Breeze, Pensacola Beach, Navarre, Pace, Milton and Cantonment. The Florida Panhandle market draws buyers looking for primary homes, waterfront properties, second residences and retirement destinations, although those segments can react differently to mortgage rates, insurance costs and seasonal demand.

Sotheby’s International Realty says its network includes more than 26,100 affiliated sales associates in more than 1,100 offices across 86 countries and territories. Its franchise model allows independently owned firms to use the brand and associated marketing programs under their agreements. The company did not disclose the terms of Kuhn Realty’s affiliation or any franchise fees.

For the Pensacola brokerage, the immediate change is the name and access to a wider referral and marketing network. The announcement does not say that Kuhn’s agents have moved to a different legal brokerage owner or that the firm has acquired competitors.

The expansion comes during a difficult period for transaction volume in many U.S. housing markets. Redfin’s September analysis showed large seller surpluses in several Florida metros, although its report does not establish the precise balance of buyers and sellers in Pensacola. Coastal markets also face insurance and ownership-cost pressures that can affect affordability independently of listing prices.

A recognizable international brand may help a local firm market distinctive properties and reach relocating buyers, but the announcement offers no forecast of future sales or evidence that the affiliation will change Pensacola home prices. The local office’s performance will still depend on listings, agent relationships and demand.

The new affiliation adds a Florida Gulf Coast location to the Sotheby’s International Realty network while keeping the Pensacola operation under local ownership.
