A commercial mortgage-backed securities loan originally totaling $1.3 billion and backed by a Blackstone apartment portfolio has entered special servicing after reaching maturity in October without full repayment. The remaining loan balance is approximately $517.7 million.
The development was documented in an October 19, 2026 Morningstar Credit alert and subsequently reported by Commercial Observer and Multifamily Dive. The contractual maturity was in October; the precise transfer date was not independently established.
Portfolio sales reduced the original loan
The 2021 financing was originally secured by 21 multifamily properties with 6,671 units. Blackstone has sold 15 of those assets, leaving six communities and approximately 1,842 apartments in the collateral pool. The remaining properties are in Washington, Colorado, Texas, Georgia and Florida.
Morningstar reported a three-month forbearance arrangement to allow further sales. Forbearance means the parties have agreed to temporarily refrain from exercising certain remedies while a resolution is pursued. It is not the same as loan forgiveness or a completed foreclosure.
Blackstone told Commercial Observer that it was working with lenders to achieve an appropriate outcome. Morningstar’s David Putro indicated that cash flow at the remaining properties was slightly above the original underwriting assumptions, suggesting the maturity problem should not automatically be equated with weak operating performance.
A test for apartment refinancing
Many multifamily loans originated when interest rates were exceptionally low are now approaching maturity under more expensive financing conditions. Owners may be forced to refinance at a higher cost, contribute new equity, sell assets or negotiate extensions.
The Blackstone loan illustrates the complexity of that process at institutional scale. It does not establish that the sponsor is insolvent or that the remaining properties will be foreclosed upon.
