TOLEDO, Ohio — Welltower reported strong third-quarter growth in its senior housing portfolio and said it had $21 billion in year-to-date investment activity completed or under contract, underscoring the scale of institutional capital flowing into the sector.
In results released October 26, 2026, the healthcare real estate investment trust said normalized funds from operations rose 24.6% year over year to $1.67 per diluted share for the quarter ended September 30. Net income was $415 million, with $0.54 per diluted share attributable to common shareholders.
Completed deals versus deals still pending
The company’s $21 billion investment figure includes $13.3 billion in pro rata gross investments completed during the first nine months of 2026 and another $7.7 billion closed or under contract after September 30, excluding development funding. Some transactions in the latter group have not closed and remain subject to conditions.
In the third quarter alone, Welltower completed $2.7 billion in investments across 43 senior housing properties. Total quarterly pro rata gross investments, including development funding, reached $4.1 billion.
Senior housing drives operating growth
Welltower’s total portfolio same-store net operating income grew 15.8% year over year. Its senior housing operating portfolio posted 21% same-store NOI growth, while organic same-store revenue increased 9.1%. The company attributed the revenue gain to higher occupancy and a 5.3% increase in revenue per occupied room.
Same-store performance compares a defined group of properties over time; it does not measure the total portfolio’s growth from acquisitions. Similarly, normalized FFO is a non-GAAP metric used in REIT analysis, not the same as net income.
Liquidity and raised outlook
Welltower reported approximately $9.5 billion of available liquidity as of September 30, including cash, credit-line capacity and expected proceeds from property sales and loan payoffs. Its net debt to adjusted EBITDA ratio was 3.02 times.
The company raised its full-year 2026 normalized FFO guidance to $6.47 to $6.53 per diluted share, from $6.36 to $6.44 previously. It also raised net income guidance to $3.31 to $3.37 per diluted share.
Welltower’s results contrast with the valuation pressures reported by some other commercial real estate owners. Demand for senior housing, rising occupancy and continued acquisition activity are supporting performance, although acquisitions not yet closed and forward-looking guidance remain subject to risk.
