British construction and manufacturing group Reds10 has acquired a majority stake in Louisville-based modular homebuilder MMY US, marking its entry into the U.S. market as the companies pursue a larger role in affordable housing production.
The transaction was announced October 26, 2026. The companies did not disclose the purchase price, exact ownership percentage or closing date.
From Louisville to a planned Cleveland factory
MMY US operates a modular construction manufacturing facility in Louisville, Kentucky. It is preparing to redevelop the historic 185,000-square-foot Wellman-Seaver-Morgan Engineering Company building at 7000 Central Avenue in Cleveland’s Midline District as another modular housing plant. The Cleveland facility is planned, not yet operating.
The companies said the combined Reds10 Group includes 14 businesses and more than 1,000 employees, with approximately 640,000 square feet of manufacturing facilities across the United States and United Kingdom.
MMY says approximately 85% of its construction work is completed off-site. Its products range from single-family houses to multifamily projects. Company statements about potential build times describe capabilities, not a guaranteed delivery schedule for every project.
Investment in industrialized homebuilding
Reds10 founder and CEO Paul Ruddick said the investment gives the group a presence in the United States and combines its manufacturing expertise with MMY’s domestic relationships and project pipeline. MMY CEO Robin Bartram Brown said the partnership is intended to expand production capacity and the range of projects the company can undertake.
Cleveland Mayor Justin Bibb and Port of Cleveland leadership welcomed the investment as a potential source of manufacturing jobs and housing production. Those anticipated benefits depend on the Cleveland redevelopment proceeding as planned.
The acquisition adds another international investor to the U.S. off-site construction sector, where companies seek to shorten construction timelines and reduce reliance on on-site labor. Whether the new ownership will translate into greater completed-home output remains to be demonstrated.
