VICI Properties reported a 55.1% year-over-year decline in third-quarter net income attributable to common shareholders, to $342.5 million, even as adjusted funds from operations increased 7.5% to $685.2 million.

The real estate investment trust attributed the sharp decline in reported earnings primarily to a change in its current expected credit loss allowance. The allowance is an accounting estimate and should not be presented as a realized cash loss of the same amount.

VICI said its board authorized a share repurchase program of up to $2 billion on October 27, 2026. The authorization allows purchases through September 30, 2029, but does not obligate the company to repurchase any specific amount.

Third-quarter revenue increased 5.8% to approximately $1.1 billion. VICI raised its full-year adjusted funds from operations guidance, underscoring the distinction between its GAAP earnings and adjusted operating performance. The combination of a large buyback authorization and shifting credit-loss assumptions is relevant to real estate investors assessing valuation and capital allocation.
