Rocket Companies reported $709 million in third-quarter net income Thursday as its expanded mortgage and real estate platform generated $43.6 billion in closed mortgage originations, including correspondent production.
The Detroit-based company reported $3.28 billion in GAAP revenue for the quarter ended September 30, compared with $1.70 billion a year earlier. Net income reversed a $124 million year-earlier loss. Adjusted net income, a non-GAAP measure, was $419 million, compared with $158 million a year earlier.
Rocket released the results October 29 at 4:05 p.m. Eastern. Its figures reflect the enlarged company following its acquisitions of Redfin and Mr. Cooper, making year-over-year comparisons more complicated than for a business with an unchanged operating footprint.
Mortgage volume and margins
Total closed mortgage originations reached $43.6 billion, with $10.1 billion from correspondent lending and $33.5 billion from direct-to-consumer and Rocket Pro channels. The company’s total gain-on-sale margin was 2.54%. Excluding correspondent, the margin was 3.33%.
Direct-to-consumer originations accounted for $24.6 billion, while Rocket Pro closed $9.0 billion. The company said it gained market share in purchase and refinance lending even as mortgage rates climbed.
Servicing portfolio reaches $2 trillion
Rocket’s servicing portfolio stood at approximately $2 trillion in unpaid principal balance across 9.1 million loans at September 30. The company emphasized the opportunity to refinance or otherwise serve borrowers already in its servicing network. Its total liquidity was $11.4 billion, including $2.7 billion in cash and equivalents.
Rocket said it sold mortgage servicing rights on $23 billion in unpaid principal balance during the quarter, generating $379 million in cash proceeds while retaining subservicing and recapture services on nearly 70% of the rights sold.
Redfin and technology integration
Visitors clicking to begin a purchase mortgage transaction on Redfin listings increased 50% from a year earlier, according to the company. Redfin-generated refinance leads more than doubled. Those measures describe activity within Rocket’s platform and do not by themselves establish an equivalent increase in funded purchase loans.
Rocket also reported that artificial intelligence pulled credit before a loan officer conversation on nearly 20% of direct-to-consumer loan volume. Its AI voice platform handled 65% of inbound servicing calls and resolved more than half without additional assistance, according to management.
What the results mean
The quarter provides a clearer view of Rocket’s strategy to connect home search, mortgage origination and servicing. Its size creates cross-selling opportunities but also raises the stakes for integration execution, customer experience and regulatory compliance.
Investors and lenders will be watching whether the company can sustain improved margins and volume if borrowing costs remain elevated. Management’s statements about future performance are forecasts, not guarantees.
