In brief: Mortgage REIT AGNC Investment reported a 16.9% quarterly decline in tangible net book value per common share, underscoring the pressure on leveraged agency mortgage-backed securities portfolios.

AGNC’s October 19 earnings announcement reported a $1.28 comprehensive loss per common share for the quarter ended September 30, comprising a $1.17 net loss and $0.11 in other comprehensive losses. Tangible net book value fell to $7.13 per common share from $8.58 at June 30.

Mortgage securities under pressure

The company reported a negative 12.7% economic return on tangible common equity, including $0.36 in dividends declared per share during the quarter. Its investment portfolio totaled $94.4 billion, including $91.4 billion in agency mortgage-backed securities and $2.4 billion in net forward agency MBS positions.

AGNC reported tangible net book value ‘at risk’ leverage of 7.9 times at quarter-end. That leverage can amplify both gains and losses when mortgage-security valuations shift.

The results matter beyond one publicly traded REIT. Mortgage-backed securities are a central source of funding for U.S. home loans, and changing investor demand and spreads can affect the economics of mortgage lending. AGNC’s portfolio losses do not, by themselves, establish that mortgage credit is unavailable to borrowers.

The company reported $0.37 in net spread and dollar roll income per common share, excluding a $0.05 estimated catch-up premium amortization benefit. That non-GAAP earnings measure differs from its comprehensive loss and should not be confused with net income.
