Angel Oak Mortgage REIT reported a $16.7 million net loss for the third quarter of 2026, reflecting the pressure that higher interest rates and changing mortgage-asset valuations are placing on nonqualified mortgage investors.

The Atlanta-based real estate finance company said GAAP book value fell 11.5% from the preceding quarter to $8.97 per common share. Economic book value, a separate non-GAAP measure, declined 6.5% to $11.45 per share. The results were released November 3 at 7 a.m. Eastern time and cover the quarter ended September 30.

Book value falls despite positive distributable earnings

Angel Oak recorded a GAAP net loss of $16.7 million, or 72 cents per diluted share, compared with net income of $11.4 million a year earlier. The company nevertheless reported $6.4 million of distributable earnings, or 28 cents per diluted share, under its non-GAAP definition.

These measures capture different aspects of the business. GAAP results incorporate valuation changes affecting mortgage-related assets, while distributable earnings adjust for specified items. Investors should not treat the latter as a substitute for the reported GAAP loss.

Net interest income was $10.2 million in the quarter. For the first nine months of the year, net interest income totaled $33.1 million, up 9.5% from the comparable 2025 period. The company declared a 32-cent quarterly dividend, payable November 30 to shareholders of record November 23.

Why mortgage-asset valuations matter

Angel Oak focuses on first- and second-lien nonqualified mortgage loans and other mortgage-related investments. Unlike agency-backed mortgage securities, non-QM assets can carry distinct credit, liquidity and pricing risks. Higher market rates can reduce the market value of existing assets even when borrowers continue making payments.

Chief Executive Sreeni Prabhu said the company completed two securitizations early in the quarter, before much of the increase in rates. He described the rate environment as creating near-term pressure on portfolio valuations and the prospective returns on new investments, while emphasizing confidence in the portfolio’s underlying credit performance.

The distinction is important for mortgage professionals. A valuation loss is not, by itself, proof that mortgage borrowers are defaulting. Assessing credit performance requires separate information about delinquencies, losses and collateral quality.

What the results signal for mortgage capital markets

The quarter highlights a familiar tension in mortgage finance: rising yields can improve returns on newly acquired loans while reducing the mark-to-market value of assets already held. Securitization provides one avenue for recycling capital and managing funding exposure, but it does not eliminate rate or liquidity risk.

For originators serving non-QM borrowers, the health of secondary-market investors matters because investor funding and risk appetite can influence loan pricing and product availability. Angel Oak’s quarterly results should be viewed as company-specific evidence, not as a measure of all non-QM lenders or the broader mortgage market.

The next questions are whether asset values stabilize, whether credit metrics remain resilient and how the company balances dividend payments with book-value preservation. Its financial outlook remains sensitive to rates and capital-market conditions.
