Brookfield Properties’ multifamily operating business has adopted a new name, LyvWell Apartments, in a change affecting an apartment-management platform with more than 1,200 employees across the United States and Canada.
The October 19 announcement identifies LyvWell as the successor brand to Brookfield Properties Multifamily. The company continues managing apartment assets on Brookfield’s behalf. The change is an operating identity and brand transition; the announcement does not describe a sale of Brookfield’s apartment buildings or a transfer of their ownership to a new buyer.
LyvWell’s portfolio includes high-rise, mid-rise and garden-style rental communities. Its operations span U.S. markets and Canadian cities, with responsibility for leasing, resident service and asset-management functions. The company did not disclose a new apartment count, a portfolio valuation or a change in property-level ownership associated with the rebrand.
For renters and property-industry vendors, the practical effect will be the name appearing on management communications, marketing materials and digital channels. A new brand can also mean updated leasing portals and service contacts, but residents should rely on property-specific notices rather than assume lease terms or payment instructions have changed. The company’s announcement does not establish any alteration to existing leases.
Brookfield remains a major institutional real estate investor with holdings across property sectors. A distinct apartment-management identity allows the operating platform to present itself separately from the wider Brookfield Properties business while retaining the parent’s ownership relationship.
One of the properties featured in the announcement is Eagle + West, a waterfront apartment development in Brooklyn. LyvWell’s management responsibilities are broader than that single asset, and the company has not identified an acquisition, disposition or financing transaction tied to the name change.
The industry will be watching whether the new platform announces additional third-party management contracts or operating changes. For now, the verified development is the October 19 rebranding of an existing Brookfield apartment business.
