Summary

BTB REIT announced the purchase of a 52197-square-foot industrial property in Acheson, Alberta, for $18.75 million, excluding costs.

BTB Real Estate Investment Trust has acquired a single-tenant industrial building in Acheson, Alberta, for C$18.75 million, excluding closing adjustments and transaction expenses. The purchase, announced October 14, marks the Montreal-based trust’s second industrial acquisition of 2026.

The building at 27057 100 Avenue contains 52,197 square feet of leasable space. Built in 2019 and expanded in 2022, it is occupied by North American Construction Group, a contractor serving mining, infrastructure and resource-sector customers, according to BTB’s announcement.

Industrial portfolio grows

BTB said its two industrial purchases this year represent C$50.25 million of investment, approximately 195,000 square feet of space and C$3.7 million in annualized net operating income. The figures are management-reported operating measures, not guaranteed future earnings.

As of the announcement, BTB reported 73 properties and approximately 5.9 million square feet of leasable space across industrial, necessity-based retail and suburban office buildings. Industrial properties represented 38% of the portfolio.

The transaction underscores continued demand for modern industrial buildings near logistics and resource-sector employment centers. The tenant’s lease provides existing occupancy, but BTB did not disclose the property’s capitalization rate or detailed lease economics in its release.
