CareTrust REIT reported a 20% year-over-year increase in normalized funds from operations per share in the third quarter, supported by an aggressive acquisition program and a balance sheet the company says is positioned for further healthcare real estate investments.
In its November 5 earnings release filed with the Securities and Exchange Commission, CareTrust reported third-quarter net income attributable to shareholders of $83.7 million, or $0.35 per diluted share. Normalized funds from operations (FFO), a non-GAAP measure commonly used by real estate investment trusts, reached $129.2 million, or $0.54 per diluted share, up $0.09 from the prior-year quarter.
Investment activity accelerates
The healthcare-property owner closed $739.5 million in investments during the quarter at a blended stabilized yield of 8.3%. It also reported $273.8 million of investment activity after quarter-end, bringing its 2026 year-to-date investment total to approximately $2.9 billion at an 8.1% blended stabilized yield.
CareTrust’s expansion includes an October 1 initial closing on 23 newly built British care homes for £552 million, part of a previously announced agreement to acquire 45 properties for approximately £1.1 billion. WRE News covered the original UK acquisition announcement in October. The latest earnings release adds financial results, financing and updated guidance rather than constituting a second announcement of the same transaction.
New borrowing capacity supports pipeline
Following the quarter, CareTrust closed a $700 million unsecured term loan maturing in 2032 and expanded its revolving credit facility to $2 billion. The company said $1.6 billion remained available under the revolver as of November 4 and reported approximately $100 million in cash on hand. Its net debt to annualized normalized run-rate EBITDA was 1.4 times, below management’s stated target leverage range of four to five times.
The company reported an approximately $1.2 billion investment pipeline, including the remaining UK care homes. Pipeline amounts are prospective, not completed purchases, and depend on future closing conditions.
Guidance increases as operators face risks
CareTrust raised the low end of its full-year normalized FFO and normalized funds available for distribution guidance. It now expects normalized FFO of $2.08 to $2.09 per share and normalized FAD of $2.04 to $2.05 per share. The company maintained its quarterly dividend at $0.39 per share.
Investors will be watching whether acquisition yields translate into sustained cash flow as the company integrates newly acquired properties. Its SEC filing identifies risks involving operator financial health, reimbursement rates, staffing, borrowing costs, currency movements and the timing of planned acquisitions. The figures and guidance are company-reported and should not be interpreted as guaranteed future performance.
