Champion Homes has agreed to acquire the assets of Timberline Homes, adding nine manufactured- and modular-home retail locations across Alabama, Mississippi and Florida as the factory-built housing company expands its direct-to-consumer business in the Southeast.
The Troy, Michigan-based company disclosed the definitive agreement in an Oct. 5 Form 8-K. The filing includes Champion’s announcement of the transaction and says completion is subject to customary closing conditions. Champion expects the acquisition to close during its fiscal fourth quarter of 2027.
Financial terms were not disclosed.
Timberline’s nine locations sit in markets where Champion already has manufacturing and distribution operations. Champion said the acquisition is intended to increase the number of retail locations tied closely to that network and accelerate its direct-to-consumer strategy.
“This planned acquisition underscores our strategic focus to elevate the homebuying experience for our customers by expanding our retail footprint in the region,” Champion President and CEO Tim Larson said in the announcement filed with the SEC.
Timberline sells manufactured and modular homes and assists customers with permitting, financing, home selection and site preparation. Champion said all Timberline employees will be offered employment after the transaction closes.
Champion has been expanding its retail network
The Timberline agreement follows another retail expansion by Champion earlier this year. In May, the company announced an agreement to acquire the majority of the assets of Homes Direct, an independent manufactured- and modular-home retailer in the western United States. That transaction covered 11 retail locations in Arizona, California, Colorado, New Mexico and Oregon.
Champion said Monday that it currently operates 95 company-owned retail locations and 46 manufacturing facilities in the United States and western Canada. It employs approximately 9,200 people and produces manufactured and modular homes, accessory dwelling units, park models and modular buildings.
The company’s expansion also comes as factory-built housing is receiving renewed attention in the broader debate over housing supply and affordability. WRE News reported last month that Champion was among the companies selected for HUD’s 2026 Innovative Housing Showcase in Washington, where manufactured, modular and other construction technologies were presented as potential ways to increase housing production and reduce costs.
Champion’s Timberline transaction is an asset acquisition rather than a completed deal. Until the closing conditions are satisfied or waived, Timberline remains separate from Champion. The company did not disclose a purchase price or provide a revenue or earnings contribution estimate for the nine locations.
If completed on the timetable Champion outlined, the deal will give the company a larger owned retail presence in three Southeastern states and another direct sales channel positioned near its existing manufacturing footprint.
