Clever Closings has expanded its digital title and escrow business to 11 states and plans to enter two more before year-end, extending a platform that combines local licensed closing teams with centralized transaction processing.

The division of Clever Real Estate said in a Sept. 30 announcement that it has added eight markets since June 2025. Ohio and Pennsylvania are planned next, which would bring the operation to 13 states less than three years after it began closing transactions.

The expansion is part of a broader push across residential real estate to make title, escrow and closing services more integrated with brokerage and digital transaction platforms. Clever’s model keeps licensed branch managers in individual markets while centralizing intake, processing and post-closing functions on one national platform.

That structure is designed to preserve state-level expertise in a business where licensing, escrow practices and closing customs vary materially by jurisdiction while moving repeatable back-office work onto shared infrastructure.

Clever says its escrow leadership team has a combined 250 years of title and settlement experience. Its current location directory lists operations across a growing multi-state footprint, although the company’s expansion announcement and live location page should be read as snapshots during an active rollout.

The title industry has become an increasingly important battleground in the race to control more of the home transaction. Brokerages, mortgage companies and technology firms have all sought ways to connect consumers with adjacent services, including mortgage, title, escrow and insurance. For operators, the attraction is both additional revenue and a more integrated customer experience; for regulators and consumers, affiliated and vertically connected services also make disclosure, choice and pricing important issues.

Clever did not disclose transaction volume, revenue or market share for the closing division, so the geographic expansion alone does not establish the scale of the business relative to national title insurers or larger settlement platforms.

The next test will be execution. Adding Ohio and Pennsylvania would widen the footprint again, but the more consequential measure will be whether Clever can increase closing volume while maintaining the local compliance and service standards required across 13 different state markets.
