In brief: Dan Gilbert announced a plan to place Detroit’s Renaissance Center redevelopment under a nonprofit organization backed by approximately $1 billion in pledged development capital.

The October 19 announcement changes the ownership and financial structure of the proposed redevelopment. The nonprofit is intended to own, operate and redevelop the Renaissance Center and portions of the east riverfront.

A restructuring, not a second billion-dollar pledge

Gilbert’s approximately $1 billion commitment should not be added to the previously announced $1 billion Bedrock investment as though they were two separate pledges. Reporting on the new arrangement describes the earlier commitment being transferred into the charitable structure.

The broader redevelopment has been described as a $2.2 billion effort, with a public-funding component also under discussion. The nonprofit model is intended to reinvest future surpluses into the community rather than distribute development profits to Gilbert or his companies.

Supporters say the structure could provide long-term stewardship for one of Detroit’s most prominent riverfront properties. Important questions remain about public financing, approvals, demolition and construction sequencing, and the eventual economic returns to surrounding neighborhoods.

The October 19 development is the nonprofit governance and capital commitment announcement; it does not mean that the redevelopment has been completed or that all required public approvals have been secured.
