Davidson Kempner Capital Management and senior housing investment platform ReNew have formed a strategic partnership beginning with an investment in a portfolio of approximately 4,500 senior housing units across 45 communities in 15 states.
The companies announced the transaction on October 19, 2026, at 4:10 p.m. Eastern. The investment gives the partnership immediate scale in the senior housing operating portfolio sector, where investors are watching an aging population and constrained new construction.
Independent living, assisted living and memory care
The portfolio encompasses independent living, assisted living and memory care properties. Five regional operating partners manage the communities, according to the announcement. Davidson Kempner said ReNew will use its investment and asset-management infrastructure to support operations and evaluate additional opportunities in the sector.
Ally Financial provided financing. KeyBanc Capital Markets advised Davidson Kempner, with Kirkland & Ellis serving as legal counsel. CS Capital Advisors advised ReNew and its real estate partners, with Clifford Chance as legal counsel.
Institutional capital targets aging demographics
Davidson Kempner partner Josh Morris identified demographics as one of the firm’s long-term real estate investment themes. ReNew co-founder and chief investment officer John Getchey said the partnership could help strengthen portfolio performance and expand the platform.
The companies did not disclose the purchase price, equity commitment, ownership percentages, individual property addresses or precise transaction closing date. The October 19 timestamp marks the public announcement, not a confirmed closing.
For commercial real estate investors and lenders, the partnership is another indication of institutional interest in senior housing operations. The announced scale is significant, although the undisclosed transaction value prevents a direct comparison with other portfolio acquisitions.
