Summary: EastGroup Properties purchased 25 Commerce Park, a fully leased 453,550-square-foot logistics campus north of Denver, from Rockefeller Group for $94.5 million.

EastGroup Properties has acquired a recently completed, fully leased industrial campus north of Denver for $94.5 million, extending the publicly traded warehouse landlord’s presence in Colorado at a time when investors remain selective about logistics property purchases.

Rockefeller Group announced the transaction on October 23, identifying EastGroup as the buyer of 25 Commerce Park in Thornton. The property contains 453,550 square feet in three buildings and was completed in 2025. CBRE represented the seller.

The sale works out to approximately $208 per square foot of building area, based on the reported consideration and floor space. That figure is a transaction-price calculation, not an independent appraisal or a statement of net operating income.

Fully leased campus near major freight routes

The development sits at 15003–15107 Grant Street near the intersection of Interstate 25 and E-470. Its location offers access to Denver, northern Colorado and Denver International Airport, making it suitable for regional distribution, logistics and light industrial uses.

Rockefeller Group said the campus was 100% leased to four tenants when it sold. The buildings feature modern clear heights, dock-high loading, sprinkler systems and trailer parking. Those specifications can help industrial landlords compete for logistics tenants whose needs have changed with larger delivery networks and inventory requirements.

CBRE’s Jeremy Ballenger and Tyler Carner marketed the property on behalf of Rockefeller Group. Other CBRE brokers handled leasing before the sale. Rockefeller Group developed the project with design work by Grey Wolf Architecture and construction by Golden Triangle Construction.

The seller’s release also cited CBRE research showing about 1.82 million square feet of industrial space under construction in Denver’s northern submarket. That pipeline may provide tenants with alternatives and influence rent negotiations, even as completed, leased assets continue to draw institutional buyers.

What the deal says about industrial capital

EastGroup concentrates on distribution-oriented properties in growing U.S. markets. Its purchase of a three-building campus differs from speculative development: it acquires a new asset with leases already in place. The release did not disclose individual tenant names, remaining lease terms, financing details or the capitalization rate, leaving important underwriting questions unanswered.

For sellers, a fully leased property can offer a more straightforward exit than a vacant project still seeking its first occupants. For buyers, the trade-off is the price paid for that certainty and the possibility that current rents may differ from market levels when the leases eventually expire.

The original transaction was announced October 23. Subsequent October 26 reporting was a follow-up, not the date of the underlying sale announcement. WRE’s coverage is therefore a catch-up on a previously disclosed industrial transaction, not a new October 27 closing.
