Fannie Mae expanded mortgage eligibility for accessory dwelling units in certain condominium projects on November 4, a change that could open another financing path for properties that include smaller secondary living spaces.
The policy is part of Selling Guide Announcement SEL-2026-10, which also addresses occupancy classifications, down-payment assistance programs, VantageScore 4.0 and lender reimbursement on rapidly prepaid whole loans.
Condominium projects with accessory dwelling units
Fannie Mae says it is expanding property eligibility criteria to allow accessory dwelling units, or ADUs, in eligible condominium projects. The related Uniform Appraisal Dataset 3.6 policy supplement has been updated. Lenders may use this change immediately.
The announcement does not mean every condo project with an ADU automatically qualifies for financing. Other project, property and underwriting requirements remain applicable. The change is nonetheless notable because ADUs are increasingly considered a way to expand housing options and accommodate multigenerational households.
Occupancy rules and assistance programs
Fannie Mae clarified the Selling Guide’s owner-occupancy language for principal residences and second homes to align with mortgage security instruments. It describes the revision as a clarification intended to reduce misinterpretation and potential occupancy-misrepresentation defects, rather than a broad new exemption from occupancy obligations.
Fannie Mae also clarified eligibility requirements for Community Seconds providers and lender responsibilities for reviewing Community Seconds programs. It revised its Community Seconds checklist and reorganized related grant guidance. Those clarifications are available for immediate lender use.
VantageScore 4.0 moves into additional underwriting channels
The announcement incorporates the earlier broad-lender availability of VantageScore 4.0 into the Selling Guide and extends its use to manually underwritten loans and loan casefiles underwritten through Desktop Underwriter Version 12.1. That builds on, rather than replaces, the credit-scoring rollout already announced in September.
Separately, Lender Letter LL-2026-09 revises the eligibility matrix for manually underwritten loans delivered beginning February 22, 2027. The two publications should be read together for credit-scoring and manual underwriting requirements.
New premium recapture formula for early payoffs
Fannie Mae also changed its premium recapture policy for whole loans. Effective immediately, if a whole loan pays off within 120 days of Fannie Mae’s purchase and carried a net negative loan-level price adjustment, the seller must reimburse the negative LLPA plus a 50-basis-point processing fee. The condition applies to loans meeting the stated criteria, not all early mortgage payoffs.
For lenders, this adds a specific pricing and execution consideration alongside the more consumer-facing property-eligibility changes.
What comes next
Lenders and condominium specialists should review the updated property eligibility sections before representing a particular project as financeable. Mortgage teams should also check occupancy, Community Seconds, credit-score and whole-loan execution guidance against their existing processes.
Simple Content Summary
Fannie Mae’s November 4, 2026 Selling Guide update permits accessory dwelling units in eligible condo projects, clarifies occupancy and Community Seconds requirements, extends VantageScore 4.0 to manual underwriting and DU Version 12.1, and revises premium recapture for qualifying whole loans prepaid within 120 days. Several provisions take effect immediately.
