Farmland Partners reported a $15.5 million net loss for the third quarter of 2026, compared with net income of $0.5 million a year earlier, after recognizing $12 million in California asset impairments. The farmland REIT said adjusted funds from operations were negative $2.1 million, versus positive $2.9 million in the year-earlier quarter. Operating revenue fell 13.1% to $9.8 million, while net operating income declined 18% to $6.6 million. The company said credit issues, litigation and noncore asset valuations weighed on results and lowered its 2026 AFFO-per-share guidance. It also reported buying back approximately 1.65 million common shares during the quarter. The company’s October 28 earnings release described an October Texas appellate decision allowing most of its claims against a defendant to proceed and a separate Louisiana appellate ruling in a tenant dispute. Those litigation outcomes are described here as the company’s account of ongoing proceedings, not final resolutions of all claims. The results highlight how farmland investments can face valuation and credit risks despite their real-asset backing.
