The FBI is seeking information from investors in Lurin LLC and companies affiliated with founder Jon Venetos, adding a federal investigation to the mounting financial and legal problems surrounding the Texas-based multifamily operator.
An FBI questionnaire says people receiving the agency’s communication have been identified as possible victim investors related to Lurin LLC and associated entities. The form asks whether respondents invested in Lurin or companies affiliated with Venetos and seeks information about their investments and distributions.
The FBI’s public questionnaire confirms the agency is gathering information from possible victims. It does not establish that Venetos, Lurin or any associated person committed a crime, and no criminal charges were identified in WRE News’ review.
Federal scrutiny follows Lurin’s financial collapse
Lurin, founded by Venetos in 2016, grew into a major Sun Belt multifamily investor. The company says Venetos serves as its founder, CEO and general partner. Industry reports have placed the firm’s portfolio at roughly 10,000 apartments across multiple Sun Belt markets.
The federal inquiry comes after a prolonged period of distress involving Lurin properties and affiliated entities. Bisnow reported that at least five lenders had accused the firm of defaulting on approximately $710 million of debt as of January. Lurin and related entities later sought Chapter 11 bankruptcy protection as foreclosure and receivership actions spread through portions of the portfolio.
Separate lender lawsuits have included allegations of improper transfers and falsified financial information. Those claims are allegations made in civil proceedings and should not be treated as findings of criminal wrongdoing.
A New York court also granted summary judgment in a separate 2025 action brought by Silver Point Finance and related lenders against Venetos, Lurin Holdings, Lurin LLC and Lurin Capital LLC for more than $20 million, plus interest, costs and attorneys’ fees.
FBI asks investors for details
The FBI’s questionnaire asks potential victim investors to provide the amount invested, the purpose of their investment and information about distributions received. It also asks whether they invested in other companies affiliated with Venetos and associates.
Bisnow reported Thursday that the FBI’s Dallas Division is investigating Venetos, Lurin and associated entities, citing an email sent to investors. The Real Deal first reported the federal inquiry earlier this week.
The FBI questionnaire provides direct federal confirmation that the agency is gathering information from people it identifies as possible victim investors. The agency has not publicly detailed the full scope of the inquiry or announced charges.
Why the investigation matters to multifamily
Lurin’s problems have unfolded during a difficult period for highly leveraged multifamily owners that expanded during the low-rate era and later faced higher borrowing costs, expiring rate caps and refinancing pressure.
A federal investigation involving an operator that accumulated thousands of apartments raises the stakes considerably, particularly for investors, lenders and residents already affected by the portfolio’s distress.
