Summary

Fortress-managed funds led a completed $150 million credit facility for Bluejack's Texas residential resort platform. The proceeds support Bluejack National and Bluejack Ranch development; pricing and collateral details were not disclosed.

Funds managed by affiliates of Fortress Investment Group have led a $150 million financing facility for Bluejack, the Texas private-club and residential resort business developing communities near Houston and Fort Worth. Lantern Asset Management and Fortress announced the completed facility October 27.

The financing will support infrastructure, amenities and continued development at Bluejack National in Montgomery and Bluejack Ranch in Aledo. The parties did not disclose an interest rate, loan-to-value ratio, collateral schedule or individual property allocations. The $150 million amount refers to the financing facility, not to the total development cost or appraised value of either community.

The arrangement follows Lantern’s reorganization of the Bluejack business into Bluejack Management Partners, which combines club operations, construction, hospitality and residential development under one owner-operator structure. That combination gives the lender exposure to a business with several operating and development components, although the announcement does not detail the collateral or borrowing entities.

Bluejack National opened the brand’s first residential-club project northwest of Houston, with a golf course designed by Tiger Woods’ design firm. Bluejack Ranch is a newer, 914-acre residential resort near Fort Worth with golf, equestrian, recreation and hospitality components, according to the financing announcement.

Unlike a conventional apartment loan supported primarily by rental income, a resort-community development may depend on the pace of home and lot sales, membership receipts, amenity operations and construction spending. The announcement does not establish how much revenue each Bluejack property currently produces or the coverage available to service the new debt.

Andy Mitchell, chairman and chief executive of Bluejack Management Partners and Lantern, characterized the transaction as an expansion of an existing relationship. Mac Maynard, a Fortress managing director in corporate credit, cited the investment firm’s prior familiarity with the platform. Those comments are the participants’ assessments; they do not substitute for disclosed underwriting figures.

Fortress reported approximately $55 billion of assets under management as of June 30, 2026. Its participation illustrates the role private-credit managers continue to play in financing specialized residential and hospitality assets where construction and operating risks do not fit a standard agency-mortgage structure.

The closing has been announced by the financing parties. Whether the capital results in additional home deliveries or completed resort amenities will depend on project execution, which was not quantified in the release.
