Four Corners Property Trust acquired more than $326 million in net-lease properties during the third quarter of 2026, setting a quarterly record for the real estate investment trust, according to its October 28 financial results.
The company said the acquisitions were funded entirely with low-cost debt. It also announced its inaugural share repurchase program, with management explaining that buying back shares at current valuations appeared more attractive than purchasing additional properties.
The announcement highlights an important commercial real estate capital-allocation tradeoff: even a REIT reporting record acquisitions may conclude that its own stock offers a better near-term return than incremental real estate purchases.
Management also said it recently extended all Olive Garden and LongHorn Steakhouse leases scheduled to expire in 2027 without landlord concessions. Investors will be watching how Four Corners balances additional acquisitions, leverage and repurchases as property valuations and financing costs change.
