FrontView REIT has extended the maturity of its revolving credit facility and existing term loans to October 3, 2028, while reducing certain borrowing margins under an amended credit agreement.
The Dallas-based net-lease real estate investment trust disclosed the changes in a Form 8-K accepted by the Securities and Exchange Commission on October 19, 2026. The underlying agreement was signed on October 15 by FrontView Operating Partnership LP, making the signing date distinct from the public filing date.
Revised pricing for revolving credit and term loans
Under Amendment No. 5 to the company’s credit agreement, the revolving facility bears interest at SOFR plus a margin ranging from 1.00% to 1.65% before an investment-grade rating is obtained, depending on leverage. Following an investment-grade rating, the margin ranges from 0.675% to 1.35%, based on the rating.
Margins on the existing term loans range from 1.15% to 1.75% over SOFR before an investment-grade rating and 0.75% to 1.55% afterward. The amendment reduces certain interest-rate margins, according to the filing, but does not establish a precise dollar amount of annual savings.
Commitment fee replaced with facility fee
The amendment replaces the revolving facility’s usage-based commitment fee with a facility fee ranging from 0.15% to 0.30% before an investment-grade rating and 0.125% to 0.30% afterward.
It also includes pricing provisions for the company if its leverage ratio is 35% or lower and it obtains specified investment-grade ratings. The ratings-based grid may rely on S&P, Moody’s or Fitch. JPMorgan Chase Bank serves as administrative agent under the agreement.
What the filing does and does not show
This is an amendment to existing credit arrangements, not an announcement that FrontView secured a newly funded $200 million loan. The filing establishes the new October 3, 2028 maturity for both facilities and the updated pricing grids. It does not provide enough information to independently calculate the ultimate change in annual interest expense.
FrontView stated that it expects to file the complete executed amendment as an exhibit to its quarterly Form 10-Q for the period ending September 30, 2026.
For net-lease real estate investors, the extension reduces near-term refinancing pressure and provides a longer runway for existing debt facilities. Actual financing costs will continue to depend on SOFR, leverage, credit ratings and the applicable contractual fees.
