The transaction was reported Tuesday by the American Land Title Association. The combined operation serves real estate professionals, lenders and homebuyers across Alabama, Kentucky, Mississippi, Tennessee and Virginia.

Financial terms were not disclosed.

Regional scale in a consolidating title market

The merger expands the companies’ geographic reach at a time when title agencies are balancing uneven residential transaction volume with growing investment in technology, compliance and operating efficiency.

Regional combinations can give title and escrow firms a broader referral network and allow back-office, compliance and technology costs to be spread across a larger transaction base. The five-state footprint also positions the combined business across several Southeast housing markets where population and development trends have attracted sustained industry investment.

ALTA said the merger is intended to strengthen the companies’ ability to serve agents, lenders and buyers across that footprint. The announcement did not disclose ownership percentages, transaction value, employee changes or whether the businesses will consolidate under a single consumer-facing brand.

Those details matter in assessing the operational impact. A legal merger can range from shared ownership with largely separate local operations to a full integration of systems, personnel and branding.

The deal arrives as the broader title industry has been benefiting from stronger premium volume. ALTA reported last week that U.S. title insurance premium volume reached $5.3 billion in the second quarter, nearly 15% above a year earlier, with commercial real estate activity providing much of the lift. Premium volume for the first half of 2026 was up 16.1% year over year.

The Home Surety-The Title Group combination is smaller than the national underwriter transactions that typically reshape market share, but it is relevant to the agency side of the business, where local relationships and regional scale remain central to competition.
