Summary

HomeSmart is merging with NorthGroup Real Estate in a transaction the companies say will add nearly 2,000 agents across North Carolina, South Carolina, Georgia and Florida and take the HomeSmart network above 27,000 agents nationwide. Financial terms were not disclosed.

HomeSmart is expanding its Southeastern brokerage footprint through a strategic merger with NorthGroup Real Estate, a deal the companies say will bring nearly 2,000 agents into the HomeSmart network and push its national agent count above 27,000.

The transaction expands HomeSmart across North Carolina, South Carolina, Georgia and Florida. NorthGroup will continue operating under its existing business structure, according to the announcement, while gaining access to HomeSmart’s broader technology, services and national referral network.

Financial terms were not disclosed. The companies described the transaction as a merger; the announcement did not provide a closing timetable or disclose changes to ownership economics.

A sizable brokerage combination in the Southeast

NorthGroup was founded by Scott Wilkinson, who serves as president and CEO. HomeSmart founder and CEO Matt Widdows said the companies share an agent-focused operating philosophy and a 100% commission model.

That fit is central to the strategy. Rather than folding NorthGroup agents immediately into a different operating identity, HomeSmart said the brokerage will continue business as usual while gaining the scale and resources of the larger network.

The deal is consequential because brokerage consolidation is increasingly about more than office count. Large networks are competing over technology, referral flow, agent economics, recruiting support and the cost of providing services across multiple markets.

For HomeSmart, nearly 2,000 additional agents create more density in a region that continues to attract population, housing investment and brokerage competition. The company said the combined network will exceed 27,000 agents nationwide.

Scale without immediate operating disruption

Wilkinson said the transaction is intended to let NorthGroup agents keep focusing on their existing businesses while gaining additional resources. HomeSmart characterized the merger as part of a broader national growth strategy built around opportunities that fit its agent model.

The announcement does not establish how much production the incoming agents represent, whether office branding will change over time or how the companies will integrate technology and back-office functions. Those questions will determine how much operating leverage the combination ultimately creates.

For competing brokerages, the more immediate signal is the size of the recruiting move. Adding nearly 2,000 agents at once is materially different from incremental office-by-office expansion and gives HomeSmart a larger recruiting and referral footprint across four Southeastern states.

The merger also arrives as brokerage companies rethink the economics of scale. With transaction volumes pressured by affordability and elevated mortgage rates, firms have greater incentive to spread technology, compliance and support costs across larger agent networks while preserving models that agents view as economically attractive.
