Illinois recorded 14,374 home sales in June, a 2.4% jump from the 14,032 sold one year earlier.
According to data from Illinois Realtors, the 20,520 homes available for sale statewide last month were 7.4% fewer than the 22,169 homes available in June 2025. The monthly median price of $345,000 in was 6.2% above the $325,000 price set one year before.
“Illinois entered the summer housing season with positive momentum, as June brought stronger sales activity and continued price growth compared with last year,” said Jeff Kolbus, president of Illinois Realtors, president and owner of REMAX Traders Unlimited in Peoria. “With inventory still constrained, market conditions remained competitive for buyers.”
The city of Chicago experienced a 0.9% year-over-year increase in sales last month with 2,417 transactions, down from 2,396 in June 2025. There were 3,338 homes for sale in the city of Chicago, a 28.9% decline from 4,693 homes on the market one year before. The median price of a home in the city of Chicago in June was $427,500, a 6.9% increase from June 2025 when the median price was $400,000.
“June’s housing market reflects the imbalance between strong buyer demand and limited inventory,” said Lutalo McGee, president of the Chicago Association of Realtors and owner and designated managing broker of Ani Real Estate. “Even with fewer homes available, buyers remain active and homes are selling quickly.”
In the wider nine-county Chicago Metro Area, 9,927 homes were sold in June, up 3.9% from the 9,551 homes sold in the prior year. There were 12,832 homes for sale in the Chicago Metro Area, a 14.4% decrease from 14,992 homes on the market in June 2025. The median price of a home in the Chicago Metro Area of $407,000 was 4.6% greater than $389,000 price set one year earlier.
