Summary
InvenTrust reported 14.2% comparable retail lease spreads, 96.4% leased occupancy and 3.1% same-property NOI growth in Q3 2026. It acquired a $34 million Greensboro shopping center.
InvenTrust Properties reported stronger rents on newly signed retail leases in the third quarter, even as its operating results highlighted the difference between leasing a storefront and collecting rent from an open tenant. The shopping-center owner recorded a 14.2% blended comparable leasing spread and 96.4% leased occupancy at September 30.
The company released its quarterly results October 27, reporting 86 leases covering about 549,000 square feet. Approximately 512,000 square feet of those transactions were comparable leases used to calculate the 14.2% spread. That measure compares rent on leased space with prior terms and should not be read as growth across the entire portfolio.
Same-property net operating income increased 3.1% from the comparable 2025 quarter. InvenTrust recorded third-quarter net income of $19.4 million, or 25 cents per diluted share, compared with $6 million, or 8 cents per share, a year earlier. Core funds from operations, a non-GAAP REIT measure, were 50 cents per share.
The occupancy number also requires care. InvenTrust reported 98.4% leased occupancy for anchor space and 93.2% for smaller shops. Its leased-to-economic occupancy gap was 110 basis points, representing approximately $4.3 million in annualized base rent associated with space already leased but not yet contributing economically.
That pipeline is an important source of potential future revenue, although it is conditional on tenants opening and rent commencing. The timing and cost of delivering space can affect the amount of growth that ultimately reaches the income statement.
In July, the company acquired New Garden Crossing in Greensboro, North Carolina, for $34 million. The 169,000-square-foot community shopping center is anchored by Lowes Foods. InvenTrust said it used available liquidity for the purchase, extending a strategy focused on grocery-anchored and neighborhood retail properties.
The REIT reported approximately $509.5 million in liquidity at September 30, including $480 million of available revolver capacity, and no scheduled debt maturities during 2026. Debt maturities of $26 million were scheduled for 2027, according to its quarterly disclosure.
Retail investors will be watching whether higher contractual rents translate into collected income without a corresponding rise in vacancy or property costs. For InvenTrust, the immediate figures show healthy demand for occupied space, alongside a meaningful difference between signed leases and rent already in the bank.
