Invitation Homes sold 658 wholly owned houses during the third quarter of 2026, acquired 216 and reported net dispositions of 442 properties. Most of the houses sold went to families buying for their own use, according to the company’s October 28 earnings announcement.
The company said the transactions generated approximately $245 million in net proceeds, which it used to fund share repurchases. Its board authorized a further $500 million share repurchase program on October 26; the authorization predates Wednesday’s earnings announcement.
From December 1, 2025 through October 27, 2026, Invitation Homes repurchased nearly $1 billion in shares. It reported third-quarter revenue of $731 million, up 6.3% year over year, and net income available to common stockholders of $158 million, up 15.6%.
The shift matters for the single-family rental market because a major institutional landlord is selling more homes than it is acquiring while directing capital toward repurchasing its own stock. The company did not say that every property sold went to an owner-occupant, and its quarterly net dispositions should not be interpreted as a nationwide ownership trend.
