LTC shifts toward operating senior housing

The transactions expand LTC’s Seniors Housing Operating Portfolio, or SHOP, exposure. At the same time, the company sold three triple-net skilled-nursing centers and 17 triple-net senior-housing communities, generating more than $260 million in gross proceeds.

The portfolio repositioning reflects a broader move by LTC toward operating senior-housing assets rather than relying as heavily on traditional triple-net structures.

Senior housing has attracted growing investor attention as demographic demand intersects with a constrained supply pipeline in many markets. For LTC, the acquisitions and divestitures materially reshape the composition of its real estate holdings rather than simply adding incremental assets.
