Atlanta officials and developers marked a $147 million student-housing project serving Morehouse and Spelman colleges, highlighting a major new residential development in the city’s West End.
The Den at Eight50 West will provide 793 student beds in 305 apartment-style units at 850 West End Avenue. Radnor Property Group and Madrone Community Development Foundation joined college leaders and Mayor Andre Dickens for an October 15 ceremony, which the developer announced October 19.
The ceremony did not mark the start of construction. Work began in July, after financing closed earlier in the year. The Development Authority of Fulton County issued approximately $146.8 million in bonds to support the project. It is scheduled to open in fall 2028.
The planned development includes studio through four-bedroom apartments, a staffed lobby, study areas, a fitness room and outdoor recreation space. The partners intend it to serve students seeking modern housing close to both campuses.
Morehouse and Spelman have faced rising demand for student accommodation. Dedicated beds could reduce pressure on nearby private rentals, although the eventual effect will depend on enrollment and the number of residents who would otherwise have rented off campus.
Radnor is working with Madrone and the colleges under a nonprofit-linked development structure. Construction is led by Clark Construction Group and C.D. Moody Construction. The next milestones are completion and the opening for the 2028 academic year, rather than a new financing announcement.
