Summary
Northmarq arranged $95.8 million of Voya Investment Management refinancing for E&S Ring's six-property, 1,461-unit Southern California apartment portfolio. Six separate, non-cross-collateralized loans replace existing debt, including four loans originally placed in 2007. The package uses fixed and floating rates, interest-only terms and tailored prepayment provisions. Northmarq will service the loans. Individual loan amounts and coupons were not disclosed.
A long-established Southern California apartment owner has refinanced six properties with $95.8 million in debt from Voya Investment Management, using separate loans rather than one cross-collateralized mortgage across the portfolio.
E&S Ring owns and operates the six communities, which contain 1,461 apartments in Los Angeles and San Bernardino counties. Northmarq arranged the financing and announced the completed transaction October 23. The deal refinances existing obligations, including four Voya loans originally placed in 2007.
Dividing the financing into six non-cross-collateralized loans means the properties are not pledged together under a single cross-collateral structure, according to the arranger. That can preserve options for individual asset sales or future refinancing, depending on the loan documents. It does not eliminate the lender’s security interest in each financed property.
Six properties, different debt structures
The portfolio consists of the 168-unit Casa Granada and 183-unit Sunset Barrington Gardens in Brentwood; 117-unit Meadows South in Culver City; 400-unit Mountain Vista in Victorville; 317-unit Rancho Los Feliz in Los Feliz; and 276-unit Villa Vicente in Mid-Wilshire. The unit counts add to 1,461.
Northmarq said the package combines fixed-rate and floating-rate financing, interest-only payments and prepayment provisions. It did not identify which property received which structure or disclose individual balances, loan maturities, spreads or debt-service coverage. Dividing the total debt by the apartment count produces about $65,600 per unit, but the actual leverage at each asset could differ materially.
The transaction was arranged by Nathan Prouty, Andrew Slaton and John Holt. Northmarq will service the loans, extending a relationship with E&S Ring that the firm says spans more than three decades.
The refinance arrives as apartment owners weigh the cost of renewing debt originated in lower-rate periods. For some, a long relationship with an insurer or other institutional lender may offer more flexibility than a single portfolio-level financing. For others, a higher coupon can absorb operating cash flow even when occupancy is stable.
Northmarq cited first-half Los Angeles multifamily vacancy of 4.5%, with average rents slightly below year-earlier levels. Those are the arranger’s regional figures, not the occupancy or rent performance of E&S Ring’s six communities. The properties’ individual operating statements were not released.
WRE has reported separately on multifamily credit pressure at Flagstar, centered on a different market and regulatory environment. The Voya transaction illustrates that refinancing continues even where borrowing conditions are less favorable than when older loans were first written.
The key undisclosed figures are the new debt’s actual cost and remaining maturities. Without them, the announcement supports a conclusion that financing closed, but not that E&S Ring reduced its interest expense.
