Northwind Group has closed its third real estate debt fund with $1 billion in capital commitments, doubling its original $500 million fundraising target as private lenders expand their role in commercial property financing.
The New York-based investment manager announced the final closing Wednesday, October 21. The company did not disclose the precise date on which the closing transaction occurred.
Northwind Debt Fund III is the largest fund in the firm’s history. It primarily targets senior-secured, floating-rate bridge loans for acquisitions, construction, condominium inventory, lease-up projects and office-to-residential conversions in major U.S. markets.
Northwind said the fund has originated $1.5 billion in loans since its initial closing in January 2025. That lending volume is not the same as the fund’s $1 billion in investor commitments.
Among its disclosed financings are a $401 million loan associated with Ritz-Carlton-branded residences in Palm Beach Gardens, Florida; a $208 million construction loan for a Downtown Brooklyn office-to-residential conversion; and a $180 million acquisition loan secured by a Los Angeles office tower.
The fund drew commitments from pension funds, insurers, banks, family offices and private investors, according to Northwind. The firm said it raised the capital without a third-party placement agent.
Private lenders pursue financing opportunities
The fund closing illustrates the growing role of private credit in real estate financing. Northwind says bank balance-sheet constraints and regulatory capital requirements have opened opportunities for nonbank lenders in transitional and construction loans. That characterization reflects the company’s assessment rather than a quantified industry-wide measure in the announcement.
Northwind founder and managing partner Ran Eliasaf described the closing as a milestone for the firm’s credit platform. The manager said it has completed more than $11 billion in real estate debt and equity transactions across its investment vehicles.
