Nuveen Real Estate and Canada’s Public Sector Pension Investment Board (PSP Investments) announced Wednesday a U.S. shopping center joint venture with $790 million in initial investments across 19 properties.
The portfolio totals approximately 3 million square feet across Virginia, Arizona, Florida, Minnesota, Texas, California, Colorado and Washington, according to the companies’ October 21 announcement. The acquisitions had already closed by the announcement date; the companies did not provide a closing date for each property.
The partnership targets open-air shopping centers anchored by grocery stores, essential services and retailers serving everyday needs. It is focusing on metropolitan markets with population growth, rising household incomes and limited opportunities for new retail development.
Portfolio spans eight states
The acquired properties include the 110,000-square-foot Shoppes of Lorton Valley in Lorton, Virginia, anchored by Giant, and the 188,000-square-foot Las Tiendas Village in Chandler, Arizona, anchored by Sprouts.
Two larger portfolio purchases account for much of the announced footprint. One comprises six shopping centers totaling approximately 801,000 square feet across several metropolitan markets, including Fort Lauderdale, San Diego and Dallas-Fort Worth. Another includes 11 properties totaling about 1.9 million square feet in California, Colorado and Washington.
PSP Investments said the strategy is intended to emphasize centers whose tenants draw recurring customer traffic. Nuveen said the venture combines its real estate sourcing and operating capabilities with PSP’s long-term investment capital.
The companies presented the $790 million as investments acquired to date, not a newly announced commitment to spend that amount on future purchases. Their release did not disclose individual purchase prices for all 19 properties.
Institutional focus on necessity-based retail
The transaction highlights institutional interest in retail properties tied to grocery shopping and essential consumer services. Those characteristics can support recurring visits, although occupancy, tenant credit and property values remain subject to market risks.
