Pine Tree has acquired a sponsor interest in a portfolio of 10 open-air shopping centers recently appraised at $644 million, marking what the Chicago-based real estate investment and management firm describes as the largest transaction in its 31-year history.
The company announced the deal October 20, 2026. The interest was acquired from SITE Centers in partnership with a large international investor whose identity was not disclosed. The exact closing date, purchase consideration and size of Pine Tree’s ownership interest were not provided.
The $644 million figure is the appraised value of the entire portfolio, not the price Pine Tree paid for its interest.
Ten shopping centers across nine states
The properties encompass approximately 3.5 million square feet and are located in major U.S. metropolitan markets. They include Ahwatukee Foothills Towne Center in Phoenix; Ashley Crossing in Charleston, South Carolina; Brookside Marketplace in Chicago; Commonwealth Center in Richmond, Virginia; Connecticut Commons in Hartford; Independence Commons in Kansas City; Poyner Place in Raleigh; Route 22 Retail Center in the New York metropolitan area; Towne Center Prado in Atlanta; and University Centre in Wilmington, North Carolina.
The portfolio is primarily grocery-anchored, with tenants including Target, Publix, ALDI, Sprouts Farmers Market, Sam’s Club, Lowe’s and other national and regional retailers.
Pine Tree said the transaction brings its acquisition activity over the previous 12 months above $1 billion and its assets under management above $4 billion. It is the firm’s second off-market portfolio transaction with SITE Centers; the two transactions involve combined portfolio asset values exceeding $1.1 billion.
Investment thesis centers on rent growth
Pine Tree Chief Investment Officer Conor Bossy said the firm sees opportunities to increase rental income as existing leases roll over to current market rates. Whether those increases materialize will depend on leasing conditions, tenant demand and operating costs.
The deal is another indication of institutional investor interest in established shopping centers anchored by grocery and essential-service retailers. It is distinct from other large retail portfolio investments announced this week.
