Madison Realty Capital is providing $463 million in construction financing for the South Tower at St. Regis Residences in Sunny Isles Beach, Florida, according to transaction reporting published October 26.

Commercial Observer reported the financing involving developers Fortune International Group and Château Group, with a statement from Madison Realty Capital. The package is expected to refinance existing Bank OZK debt and fund completion of the 170-residence tower.

Luxury Condominium Financing

The South Tower is reportedly approximately 80% presold, with sales commitments exceeding $1.6 billion. Completion is anticipated by the end of 2028. The development also includes a planned 150-residence North Tower that has not begun construction.

The transaction illustrates continuing lender interest in select luxury condominium projects with substantial presales. Presale figures represent reported commitments rather than completed closings or recognized revenue.

The exact financing closing date and complete loan terms were not independently confirmed by WRE News. Those details should not be inferred from the date of the October 26 report.
