Stellar MLS has launched a public home-search site that takes a markedly different approach to one of the real estate industry’s most contested questions: who should receive a consumer inquiry generated by a listing?
On the new Stellar MLS Home Search, ordinary property inquiries go directly to the listing agent. The site carries no advertising, paid placement or lead marketplace, according to Stellar’s published FAQ, and listings are pulled directly from Stellar and participating MLS systems.
The search experience is powered by Cribio, the consumer platform developed by the industry-owned Broker Public Portal. Stellar is a shareholder in the project.
A portal built around direct listing attribution
Stellar says publicly displayed listings identify the listing broker and agent and that consumer inquiries are not sold or routed to a competing advertiser. Listing data updates every 2.5 minutes on average, according to the MLS.
That model contrasts with major commercial portals that monetize consumer traffic through advertising, lead products, referral arrangements or affiliated services. Stellar explicitly says it is not trying to replace major portals or compete with its broker customers’ websites. It describes the new site as an additional neutral search option for agents and consumers.
The launch comes as control of listing data, display rules and the economics of online home search remain major fault lines across the real estate industry.
Stellar’s site includes active, coming-soon and under-contract listings, along with rental and sold properties. It does not display private remarks, showing instructions or other information that would not normally appear in an IDX feed.
Buyer agents can preserve their client relationship
The direct-to-listing-agent rule has an important exception. Buyer agents and offices can generate a free personalized link to the search site. If a consumer uses that link and certifies that they are working with the agent or office, the agent’s branding appears and contact requests can be routed back to that professional.
That gives Stellar a way to preserve buyer-agent relationships while keeping the default consumer experience free of paid lead placement.
The site also supports natural-language search through Cribio, allowing consumers to describe the type of property they want rather than relying solely on conventional filter fields.
Stellar is joining a broader MLS-backed portal push
Broker Public Portal is jointly owned by more than 100 MLSs and brokerages, according to Stellar. Other MLS organizations have already deployed Cribio-powered consumer search experiences, including Northwest MLS, which launched its version in August.
Stellar says its consumer search covers its own territory and participating MLS markets, with additional coverage expected as more markets join. The site is publicly accessible rather than invite-only.
For brokers and agents, the more consequential part of the launch is not another property-search interface. It is the business model underneath it. Stellar is testing whether an MLS-backed consumer portal can provide modern search, broad listing access and direct professional connections without turning the consumer inquiry itself into the product.
