Wisconsin Home Sales Decline as Median Price Surges by 6.8%

According to the Wisconsin Realtors Association (WRA), year-to-date home sales were up 2.6% from the same period in 2025. There were 9,626 listings last month, a mild 0.8% uptick from May 2025, while the available statewide supply in May of 4.1 months was unchanged from one year before.

The median price rose of $352,000 was a 6.8% increase from May 2025. Wisconsin housing affordability fell 2.4% over the last 12 months as rising home prices and mortgage rates coupled with tepid income growth pushed affordability to its lowest level in the last 12 months.

“Millennials represent our largest population cohort, and the current inventory weakness has a big impact on that demographic group,” said WRA President and CEO Tom Larson. “Although the homes listed at the top of the price distribution show plenty of inventory, very few first-time buyers are buying homes at or above $500,000. It’s the homes listed under $350,000 that are primary targets for new buyers, and these homes are unfortunately in very short supply.”
