NEW YORK — Commercial real estate investment firm Town Lane announced Monday that its second investment fund closed at $1.9 billion in investor commitments, exceeding its $1.5 billion target and reaching the fund’s hard cap.
The firm announced the final close of Town Lane Real Estate Opportunities Fund II on October 26, 2026, at 8:01 a.m. Eastern, according to its Business Wire release. The precise legal closing date was not disclosed.
Fresh capital for property investments
The new fund is larger than Town Lane’s inaugural $1.25 billion vehicle raised in 2024. Its investors include university endowments, foundations, family offices and pension funds, along with returning investors from Fund I.
Town Lane says the fund can invest opportunistically across U.S. commercial property sectors and throughout the capital structure. Themes the firm has pursued include senior housing, necessity-based retail, small-format industrial buildings and powered-shell data centers.
The $1.9 billion figure reflects investor commitments, not property purchases already completed or cash already deployed. The firm did not announce specific acquisitions associated with the new fund.
Institutional demand amid market dislocation
Town Lane was founded in 2024 by former Blackstone Real Estate executive Tyler Henritze and Parker Morse, formerly of Sycamore Partners. The firm says it now manages approximately $3.5 billion in institutional investor capital.
Henritze described fresh capital as an advantage in a market presenting investment dislocations. Kirkland & Ellis served as legal counsel to Fund II.
The fundraising highlights the availability of institutional capital for selective real estate investment strategies, but the closing does not itself indicate a broad recovery in commercial property valuations or transaction volumes.
