Brixmor Property Group raised its 2026 outlook and increased its dividend after reporting record occupancy and strong leasing spreads in its third-quarter earnings announcement on October 26.

The shopping-center owner said it executed 1.6 million square feet of new and renewal leases during the quarter. Comparable-space leasing spreads reached 25.3%, including 42.6% on new leases and 19.4% on renewals, according to the company’s earnings release.

Retail Demand Supports Rental Growth

The figures indicate that demand for space in Brixmor’s open-air retail portfolio continued to support higher rents on signed leases. Leasing spreads measure the difference between new and expiring contractual rents on comparable space; they are not equivalent to total portfolio revenue growth.

The company also announced a dividend increase of more than 7% and raised its full-year outlook. Its third-quarter net income attributable to common shareholders was $0.28 per diluted share, compared with $0.31 a year earlier, while nine-month net income rose to $0.94 per diluted share from $0.81.

These results are distinct from Brixmor’s previously announced agreement involving Slate Grocery REIT. WRE News covered that transaction in September.
