Summary
ARCTRUST Private Capital and Edison Equity Residential announced an October 30 groundbreaking for Serenova at Dripping Springs, a 175-residence age-restricted community near Austin. The construction financing closed earlier, in August, and first occupancy is projected for fall 2028.
Two real estate development firms have broken ground on a 175-residence community for adults 55 and older in Dripping Springs, Texas, west of Austin. ARCTRUST Private Capital and Edison Equity Residential said the project, Serenova at Dripping Springs, follows an August construction-loan closing with North River Partners, according to their October 30 announcement.
The community is planned for 133 one- and two-bedroom apartments and 42 private villas next to the Headwaters master-planned development. The developers expect first residents in fall 2028, a target that depends on construction progress, permitting and market conditions. The companies did not disclose total development costs, construction-loan proceeds or projected rents in the announcement.
Serenova is being marketed as an active-adult residential community with concierge services rather than as a conventional assisted-living facility. Planned features include a restaurant, bar, fitness facilities, swimming pool, arts studio and access to neighborhood trails. The developers say residents will be able to request assistance with reservations, travel and other daily arrangements.
Second project under the Serenova concept
ARCTRUST and Edison began work on their first Serenova project at Woodforest in October 2025. The firms say that development is ahead of its original construction schedule and has started preleasing. Those are company-reported milestones; the release did not provide independently verifiable occupancy or leasing figures.
The Dripping Springs project reflects growing developer interest in housing for older adults who want private residences and shared amenities without necessarily requiring medical care. Such projects occupy a different part of the housing market from skilled nursing and assisted living, where licensing, staffing and resident-care obligations can be substantially different.
The distinction matters for prospective residents and investors. Age-restricted communities can appeal to households seeking to downsize while maintaining an independent lifestyle, but the economics depend on local demand, rental rates, operating expenses and how much residents are willing to pay for services.
North River Partners’ loan was reported as closed in August, while the October 30 event was the construction groundbreaking. Treating the financing as a new October closing would misstate the chronology.
Market Square Architects, StudioSIX5 Design and The Brownstone Group are part of the development team. The developers have not provided a confirmed completion date beyond their first-occupancy projection. WRE News has also reported on Ventas’ expansion in senior housing, a separate operating model whose occupancy and capital requirements should not be directly equated with Serenova’s age-restricted apartments.
