Simple Content Summary: Realty Income’s November 2 earnings release reported $2.566 billion in third-quarter investments, including $2.230 billion attributable to its pro-rata ownership share. The REIT raised its 2026 adjusted funds-from-operations outlook to $4.45–$4.46 per share and reaffirmed a $10 billion full-year investment target. Its September European joint venture with KKR received an initial €528 million investment; that partnership was not newly announced today.

Realty Income invested approximately $2.6 billion across real estate, development and credit during the third quarter, while raising its full-year adjusted earnings outlook and maintaining plans for $10 billion in investment volume in 2026.

The net-lease REIT released its results November 2 at 4:05 p.m. Eastern, disclosing $2.566 billion in total investments during the quarter ended September 30. Its pro-rata economic share was $2.230 billion. The two amounts differ because some investments involve joint ventures and funds with outside investors.

Realty Income’s initial weighted-average cash yield on the quarter’s investments was 6.8%, according to the company. The total included $2.160 billion in real estate acquisitions, $145 million in development and $262 million in credit investments. It would therefore be inaccurate to describe the entire $2.6 billion as property acquisitions.

Investment pipeline remains active

For the first nine months of 2026, Realty Income reported $7.902 billion in investment volume, with a pro-rata share of $6.925 billion. Its $10 billion full-year target is a forward-looking estimate, not an amount already invested.

Of the quarter’s real estate acquisitions, $780 million were wholly owned U.S. assets, $721 million were wholly owned European assets, and $418 million were made through its U.S. Core Plus Fund. The company also reported investments through other joint-venture structures.

Based on cash income, the newly acquired properties were 57.3% industrial, 31.0% retail and 11.7% data center properties. That breakdown describes the mix of cash income from acquisitions, not their share of purchase prices or square footage.

Higher adjusted guidance, lower GAAP forecast

Realty Income raised its 2026 adjusted funds from operations (AFFO) guidance to $4.45–$4.46 per diluted share, from $4.44–$4.45 previously. The midpoint rose one cent. AFFO is a non-GAAP performance measure commonly used by REIT investors; it should not be treated as equivalent to net income.

At the same time, the company lowered its forecast for GAAP net income per share to $1.55–$1.56 from $1.59–$1.60. The diverging forecasts underline why both measures matter when assessing a property owner’s results.

Third-quarter revenue rose to $1.622 billion from $1.471 billion a year earlier, while net income available to common stockholders increased to $403.9 million from $315.8 million. AFFO increased 3.7% to $1.12 per share. Realty Income reported 98.8% occupancy across its portfolio of 15,536 properties at September 30, and same-store rental revenue rose 1.1% on a constant-currency basis.

KKR partnership adds another source of capital

Realty Income also detailed the expansion of its private-capital platform into Europe through a partnership with KKR. KKR invested €528 million for a 49% equity interest in a newly formed joint venture comprising 54 stabilized net-lease properties across four European countries.

The venture was announced in September, not created by today’s earnings release. Its inclusion in the third-quarter results shows how the company is combining institutional partner capital with its own investments to expand its portfolio.

The company reported $5.39 billion in total available liquidity at its pro-rata share at September 30, a figure that includes approximately $1.09 billion in expected proceeds from unsettled forward equity agreements. Those expected proceeds should not be confused with cash already received.

For commercial real estate investors, the latest results show how a large net-lease landlord is funding acquisitions while seeking additional institutional capital. The investment outlook remains subject to financing costs, property performance, tenant strength and transaction execution.
