Nevada Gov. Joe Lombardo is seeking a resolution from the state legislature to encourage the release of federal land for housing development.
In a letter to Senate Majority Leader Nicole Cannizzaro and Assembly Speaker Steve Yeager, both Democrats, the Republican Lombardo observed that “nearly 87% of Nevada’s land is controlled by the federal government, significantly limiting developers’ ability to increase the housing supply.” He added that Nevada is facing the potential disappearance of developable land for housing, which he believed could be helped with the transfer of federal land to state ownership.
“Since taking office, I have heard time and again the drastic need for housing in our state,” Lombardo wrote. “The increasing costs – driven by inflation, higher interest rates, the growing cost of living, and a dwindling housing inventor – are placing an unbearable strain on the budgets of families across Nevada.”
“Projections indicate that Washoe County could run out of developable land by 2027, while Clark County may face the same challenge by 2032,” Lombardo added. “I have continued to engage with our federal delegation and the President on this issue, and I am seeking your support to advocate for the immediate and systematic release of federal land in Nevada.”
Build up – not out! Preserve what you can. What about water supply if population becomes too dense?
This is not as simple as releasing more land. There are water issues, issues with Washoe & which entity will pay to increase sewer capacity. Then depending on where the land is, there will need to be new infrastructure & the cost of that work.
Then there will be the normal entitlement, drainage, density & all the rest.
