Sales of New Single-Family Homes Declined While the Median Sale Price Increased

Sales of new single-family houses in April were at a seasonally adjusted annual rate of 622,000, according to estimates from the US Census Bureau and the Department of Housing and Urban Development. This marked a 6.2% decline from the March rate of 663,000 and a 11.3% drop below the April 2025 rate of 701,000.

While sales activity, home prices rose. The median sales price of new houses sold in April was $422,500, up 8.0% from the March price of $391,100 and a 2.2% uptick from the April 2025 price of $413,600.

The average sales price of new houses sold in April was $508,800, which is 0.7% higher than the March price of $505,200 and 1.1% below the April 2025 price of $514,300.

The seasonally adjusted estimate of new houses for sale at the end of April was 489,000. This is 1.7% above the March estimate of 481,000, but it is also 2.2% below the April 2025 estimate of 500,000.

Last month’s activity represents a supply of 9.4 months at the current sales rate. The months’ supply is 8.0% above the March 2026 estimate of 8.7 months and is 9.3% above the April 2025 estimate of 8.6 months.
