United Wholesale Mortgage returned to a quarterly profit in the third quarter, but its latest financial results show that the turnaround came as mortgage production and revenue declined. The figures add a more complete picture to the company’s previously disclosed plan to reshape its mortgage-servicing portfolio and reduce debt.
Profit rebounds while loan production contracts
UWM Holdings Corporation reported $212.6 million in net income for the quarter ended September 30, 2026, compared with a $451.9 million loss in the second quarter and $12.1 million in net income a year earlier. Revenue totaled $811.1 million, down from $888.0 million in the preceding quarter and $843.3 million a year ago, according to the company’s November 4 earnings release.
Total mortgage originations declined to $33.4 billion from $39.7 billion in the second quarter, a drop of approximately 16%. Volume was $41.7 billion in the third quarter of 2025. Purchase loans accounted for $22.8 billion of the latest quarter’s production, while refinances totaled $10.6 billion. Refinancing was down from $15.9 billion in the previous quarter.
UWM’s total gain margin narrowed to 124 basis points from 133 basis points in the second quarter and 130 basis points a year earlier. Adjusted EBITDA, a non-GAAP measure, fell to $178.3 million from $185.9 million sequentially and $211.1 million a year earlier. The earnings rebound therefore should not be mistaken for growth across the lender’s underlying production metrics.
How the balance sheet is changing
UWM reported approximately $1.35 billion in available liquidity at September 30, including unrestricted cash and available borrowing capacity. Its mortgage-servicing rights portfolio covered $269.8 billion in unpaid principal balance, up from $247.6 billion at June 30 and $216.0 billion a year earlier.
Net non-funding debt fell to approximately $4.98 billion from $5.56 billion in the second quarter. UWM’s reported ratio of net non-funding debt to total preferred and common equity improved to 1.77 from 5.65. The denominator is important: the company includes redeemable preferred stock alongside common equity in this non-GAAP calculation, so the ratio should not be interpreted as conventional debt divided only by shareholders’ equity.
The company previously disclosed plans to sell approximately $70 billion to $80 billion in mortgage-servicing rights in the fourth quarter, anticipating proceeds above $1.8 billion. Those are management expectations, not completed transactions. UWM also outlined a rights offering intended to raise approximately $400 million to support debt reduction. WRE News reported the preliminary third-quarter estimates and servicing strategy on October 23; Wednesday’s release provides the finalized quarterly figures.
What is driving the earnings swing?
Mortgage-servicing rights and the instruments used to hedge them can produce large changes in reported earnings when interest rates and valuation assumptions move. UWM’s reconciliation of adjusted EBITDA shows a $632.9 million adjustment related to changes in the fair value of mortgage-servicing rights from valuation inputs or assumptions, together with a $481.5 million loss adjustment related to other interest-rate derivatives. These are reconciliation components, not separate measures of cash earned or spent during the quarter.
Those accounting effects help explain why the swing in GAAP net income was much larger than the change in adjusted EBITDA. They do not erase the operational picture: originations, gain margin, revenue and adjusted EBITDA all declined from the second quarter.
What mortgage brokers and investors should watch
UWM remains a major wholesale lender, and its performance offers a window into the pressures facing mortgage brokers and their funding partners. Lower refinancing volume was a particularly significant part of the quarter’s contraction. For investors, the questions now include how the planned servicing-rights sales affect recurring servicing income, how much debt UWM ultimately retires and whether production margins stabilize.
The next financial reports will also show whether UWM can maintain its profitability as its servicing portfolio changes. Neither the proposed servicing-rights sales nor the company’s forward-looking statements guarantee those outcomes.
