LTC Properties has acquired a 130-unit senior living community in Pennsylvania for $52 million, pushing its 2026 acquisitions in its seniors housing operating portfolio above $880 million.
The real estate investment trust announced the off-market purchase Wednesday, October 21, at 9:15 a.m. Eastern. The company did not specify the exact transaction closing date.
Built in 2023, the community offers independent living, assisted living and memory care. LTC said occupancy is in the low- to mid-90% range and that IntegraCare, an existing operating partner, will continue managing the property.
The acquisition also includes land that could accommodate future cottages, potentially broadening the community’s range of residential options.
Investment approaches annual target
LTC projects a first-year capitalization rate of 6.9% and an unlevered internal rate of return in the low- to mid-teens. Those return figures are company expectations, not realized performance.
The REIT said it financed the purchase using its revolving credit facility and proceeds from its at-the-market stock sales. It reported issuing approximately 2.29 million common shares during the third quarter and fourth quarter to date, raising about $97 million in net proceeds.
With this transaction, LTC’s seniors housing operating portfolio includes 49 communities managed by 13 operators. The company said the portfolio now contributes approximately 45% of its pro forma annualized net operating income.
The purchase follows earlier LTC senior housing acquisitions covered by WRE News. Unlike those previously reported transactions, this $52 million purchase is a separate newly disclosed addition to the portfolio.
