Summary
Terreno Realty completed a $29 million acquisition of five San Carlos industrial flex buildings on October 29. The 80,000-square-foot property is 86% leased, with 38% of leases expiring in April 2027; the 5.7% stabilized cap rate is an estimate.
Terreno Realty has acquired five industrial flex buildings in San Carlos, California, for approximately $29 million, adding 80,000 square feet of space in the Silicon Valley corridor. The transaction closed October 29, the company said in an announcement released Friday.
The buildings occupy a 4.1-acre site near U.S. Highway 101 at Washington Street, Industrial Road and Bayport Avenue. Terreno said the property is 86% leased to three tenants. Leases covering 38% of the property are scheduled to expire in April 2027, creating a near-term leasing decision for the new owner.
According to Terreno’s October 30 company announcement, the complex includes five grade-level loading positions and parking for 159 vehicles. The company did not identify the seller or tenants.
At the reported purchase price, the acquisition equates to roughly $363 per square foot before additional transaction costs and potential capital spending. That calculation provides a simple price comparison but does not establish the value of the buildings relative to replacement cost or competing properties.
Lease expirations complicate the income outlook
Terreno estimated a stabilized capitalization rate of 5.7%. The word stabilized matters: its calculation assumes annualized cash net operating income at market occupancy, generally 95%, divided by total acquisition cost, including estimated near-term leasing and capital expenses. It is not a disclosed current yield on the 86%-leased property.
The 38% lease expiration scheduled for April creates potential upside if the space can be renewed or re-leased at attractive rents. It also exposes the investment to downtime, tenant improvements and brokerage expenses if tenants leave. Terreno has not disclosed its projected leasing costs, renewal assumptions or the tenants’ intentions.
The transaction adds to Terreno’s strategy of owning industrial real estate in established coastal markets, including the San Francisco Bay Area. Its other target regions are New York and northern New Jersey, Los Angeles, Miami, Seattle and Washington, D.C.
The acquisition arrives as national industrial leasing conditions show tentative improvement. Recent industrial REIT results have highlighted rent growth alongside occupancy and acquisition activity, although conditions in a supply-constrained Silicon Valley location may diverge sharply from those in large new logistics parks.
Terreno has completed the purchase; the 5.7% cap rate and any future leasing outcome remain estimates. The company’s release provides no basis to conclude that the April 2027 expirations will produce higher rents or lower occupancy.
