Summary
Simon Property Group agreed on October 30 to acquire Seattle's nearly 600,000-square-foot University Village open-air retail center. The company did not disclose financial terms. Closing is expected in the fourth quarter of 2026, subject to customary conditions; the deal is not yet completed.
Simon Property Group has agreed to acquire University Village, a long-established open-air shopping center near the University of Washington in Seattle, adding a high-profile retail destination to the real estate investment trust’s portfolio.
Simon announced the agreement October 30, 2026. A subsidiary will complete the acquisition if customary closing conditions are met. The company expects the deal to close during the fourth quarter. It did not disclose the purchase price or financing terms.
Nearly 600,000 Square Feet of Retail Space
University Village has operated since the 1950s and has grown from approximately 300,000 square feet to nearly 600,000 square feet. Its more than 100 businesses and services include national retailers, locally owned shops and restaurants. Simon identified Apple, Crate & Barrel, Din Tai Fung, Lululemon and several other tenants in its announcement.
The property’s open-air format and location near the university have helped it develop into a regional shopping and dining destination.
Why the Deal Matters
The planned purchase illustrates Simon’s continued interest in established retail properties in major metropolitan markets. Unlike a newly proposed development, University Village has an existing tenant base and operating history, although Simon has not disclosed the property’s income, occupancy rate or expected contribution to earnings.
Other retail owners have also been deploying capital into established shopping destinations. Federal Realty recently reported a $508 million acquisition alongside stronger leasing economics. That transaction is separate from Simon’s proposed Seattle purchase and offers no basis for estimating University Village’s undisclosed price.
“This acquisition underscores our focus on owning distinctive, high-quality assets in strong markets,” Simon CEO Eli Simon said in the announcement.
Because the transaction has not yet closed, ownership and future operations remain subject to completion of the deal. No acquisition valuation has been confirmed publicly by the company.
